Project Request to change zoning from Open Space on “Fast Track”

West Maui Land Co. plans to seek fast-track approval for a 68-lot affordable residential project on 16.7 acres of vacant land between the Kahoma Stream flood control channel and homes mauka of the former Pioneer Mill. The land is currently designated as open space in the West Maui Community Plan and as agricultural in Maui County zoning and with the state Land Use Commission.
…the developer is planning to seek exemptions from seeking a community plan amendment and change of zoning and from traffic impact, driveway permit and inspection fees as well as inspection fees for fire, electrical, plumbing and building permits.
… Bigelow said all 68 single-family homes would be offered for sale below 160 percent of median income, including 10 homes built by Habitat for Humanity, which would be sold below 80 percent of median income. Other homes would be capped at various percentages of the median income.
…According to the project’s environmental assessment, the lots would range from 5,000 to 12,000 square feet
